General Terms and Conditions

  • Please read these terms and conditions carefully before making your booking.  By making your booking, you confirm that you have read, understood and accepted the terms and conditions and that you accept responsibility for all outstanding charges.
  • All rates quoted are subject to availability and alteration.  All discounted rates are subject to availability and minimum night stay.
  • All rates include VAT at the prevailing rate when your booking is made and may be subject to change without notice.
  • All residents must be 18 years or older.  Any younger guests must be accompanied by an adult (person 18 years or older).
  • Under the Hotel Proprietor’s Act 1956, the hotel will not accept any liability for any guest property.
  • Check in time is 3pm of the day of arrival and check out time is 11am on the day of arrival.  Late check outs are limited, must be pre-arranged with reception, will be charged at a rate of £10 per hour and the latest possible check out will be 1pm.
  • Debit Card – The hotel will perform a pre-authorisation on your card to confirm your booking.  This means that a hold will be placed on your card for the full anticipated amount to be owed to the hotel for your stay.The hotel does not accept any responsibility for any resulting fees or charges. Where a third party is booking on behalf on someone else and paying for the room, the actual guest must provide a credit/debit card and a valid. In the event of a no show, the credit/debit card will be charged for the full amount of the booking.
  • Cash Payment Policy Payment Policy – If a guest is paying cash at check in, a pre- authorisation on a valid debit or credit card will still be required for the amount of the room plus incidentals of £50, in order to confirm your booking.
  • Car Parking – There is a private car park to the rear of the hotel (with limited parking) which can be used by hotel guests only for the duration of their stay. Spaces are on a first come first served basis and you must register your vehicle at reception on check in.  The hotel is not liable for the protection or safety of vehicles left in the car park or any goods left within vehicles.  The use of the car park is entirely at the guest’s own risk. The hotel accepts no responsibility for damages or losses to vehicles parked in the car park.
  • Smoking – Under the Smoking Health and Social Care (Scotland) Act 2005 smoking is not permitted in public places.  All guest rooms and public areas of the hotel are strictly non-smoking.  A cleaning charge of £50 will be applied to any guest who smokes or permits smoking in their room or to any guest who smokes in a public area of the hotel.
  • Alcohol – The hotel operates as a licensed premises for the sale of alcohol. We request all our guests to adhere to our rules and policy for the sale of alcohol, regulated under the Licensing Act (Scotland) 2005.  Please note that personal alcohol or substances will not be tolerated on our premises. If personal alcohol is discovered on our premises, a charge of £50 will be applied to the account.
  • Inappropriate behaviour – the hotel will refuse to admit or refuse service or accommodation in the hotel or remove a person who: while on the premises of the hotel acts in an intoxicated or disorderly manner, destroys or threatens to destroy hotel property, or causes or threatens to cause a public disturbance; or refuses or is unable to pay for the accommodations or services. The hotel will not in such circumstances refund the guest for the accommodation cost or any other expenses incurred.
  • Damage to hotel property - A person who negligently or intentionally causes damage to the hotel or any furniture or furnishings within the hotel, shall be fully liable for damages sustained by the hotel, including the hotel's loss of revenue resulting from the inability to sell a room while the damage is being repaired. The hotel reserves the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, the hotel reserves the right to make a charge to the guest credit / debit card.
  • Guest Belongings – Guest belongings are left in the hotel premises at the guest’s own risk.  The hotel does not accept any liability whatsoever for loss or damage to any guest property. All rooms are equipped with in-room safes, and our reception offers a safety deposit box facility. Should any guests lose personal belongings whilst staying at hotel, if recovered, the item will be recorded as 'found'.  Any items in the lost and found which are not claimed within 30 days will be donated to a local charity or discarded.
  • Dogs – Dogs weighing less than 7kg are permitted in hotel at a charge of £20 per dog.   Only one dog per room is permitted. Dogs must be supervised at all times by their owner.  A charge or £50 will be applied to the guest account if it is discovered that a dog has been left unsupervised or if a dog creates a disturbance to other hotel residents.  In addition, any damages caused by dogs will be charged to the guest account.    The hotel reserves the right to refuse admission if a dog is considered not suitable to be in the hotel.  No dogs are permitted in the dining room.
  • Fraudulent or inappropriate activity – the hotel reserves the right to cancel or modify reservations where it appears that the guest has been engaged in fraudulent or inappropriate activity or where it appears the reservation contains a mistake or error.
    While all efforts have been made to ensure the accuracy of all information provided on this website, the hotel does not accept liability for any errors or omissions.  The hotel reserves the right to change or update information and description of hotel products and services. Photography is for illustrative purposes only and may not accurately reflect the room chosen.
